One of the grounds keepers lives at the caretakers cottage and maintains the cars as well as coordinates the fueling of the generator tank.

The 95% literacy rate in Costa Rica translates well in the central valley put in the small towns in the north and the south this usually means leaving school after the sixth grade.
Costa Rica’s stable economy depends on tourism, agriculture and electronic exports. It is the 2nd biggest GDP per capita in Latin America.
Costa Rica is a democratic republic with a strong constitution. Costa Rica has had the longest uninterrupted democracy in Latin America and is one of the most stable countries in Latin America. Their president is electric every 4 years for one term only. Currently the President is Oscar Arias, a Noble Peace price recipient.
Costa Rica is self sufficient in all energy needs, except oil for transportation. Costa Rica exports electricity to Central America. 90% of the population lives in the central valley where heating and cooling are not necessary.
Costa Rica’s 30,000 kilometer of roads are being given an upgrade. Telecommunications and electric power sectors are currently monopolies of the state. With the passage of CAFTA (Feb 2008) these sectors will be opened up to private participation and much needed competition. This will add to the improved investment climate.

Guanacaste, one of Costa Rica’s seven provinces, is the largest with 6,300 square miles and the least populated. In contrast, Liberia, the province’s capital, has 35,000 inhabitants. Located 175 miles north of the country’s capital of San Jose, This province is known as the Dry Forest, with seemingly expansive planes ideal for cattle ranching and tree farms. Officially designated by the government for tourism development, Liberia Airport became the country’s second International airport in December 2002.

Owning Real Estate In Costa Rica
Foreign buyers of real estate in Costa Rica have the same rights as Costa Rican nationals. The exception is beachfront concession property where it is not titled. This home is titled and will be conveyed in fee-simple ownership. The home is held in a Costa Rican Corporation (S.A.) and the shares will be assigned to the purchasers.
To transfer the shares of this corporation will require a Costa Rican lawyer. There are many tax advantages that will be explained by your Costa Rican attorney. We can provide a list of reputable attorneys that will explain this process and can easily draw up these documents for you as part of the escrow.
Title insurance is available but not required. There are several title companies here in Costa Rica from which to choose. Again, if you hire a Costa Rican attorney, he/she will research the title’s legal standing as part of their service.
All building has been done with permits and all taxes have been paid to date. Property Taxes in Costa Rica are currently set at 0.25% of one percent of the registered property value and are payable on either a quarterly, semi-annual or annual basis, at the election of the property owner.

1- BUENA VISTA CANOPY & NATURAL SPA TOUR
Buena Vista is located near by Rincon de la Vieja National Park. In this tour you will enjoy the primary forest on a different way: trails built up in the top of the trees (about 105 feet high). A small hike takes you to the first platform, from there you start swinging to the other 12 platforms, which are connected by 9 cables from 150 to 400 feet’s long.
During the canopy, that last almost three hours, you will have the opportunity to observe the surrounding forest from a new perspective…. just like Tarzan!!
You might be getting hot by now because of the canopy, so it is time to cool off on the 1200 ft. long water slide.

2- PALO VERDE NATIONAL PARK TOUR (TEMPISQUE RIVER)
Palo Verde is one of the most important and interesting National Parks in Costa Rica. It has at least 12 different habitats within the park including: mangroves, swamps, swamps forests, saltwater and freshwater lagoons and marshes.
In this tour you will get into the Tempisque River, the most important river of the Guanacaste. On this river you will enjoy a two and a half hours boat ride. 3-ARENAL VOLCANO COMBO TOUR (Hot springs and rain forest hiking trip)
The perfectly cone shaped volcano raises 4.899 feet above the sea level. It has been active since 1968, when it made its largest eruption. Its loud rumblings and frequent explosions of lava and ash during the day create a show that will stun you from miles away.
On your way there, you will ride through the heavenly landscape of Lake Arenal, a man made lake that provides water for a hydroelectric plant and for irrigation in the low lands of Guanacaste province during the dry season.
As an option, you will have the opportunity to enjoy a hiking tour at the surroundings of the volcano, in an overview area called El Silencio. After that, you will experience the mineral hot springs.
After nightfall, the glow of flowing lava can be seen from several points in the area (if it’s not cloudy). During the tour it is possible to spot toucans, guans, oropendolas, monkeys and coatis.

4- RINCON DE LA VIEJA NATIONAL PARK
This National Park was created to protect the biodiversity around Rincon de la Vieja Volcano area. It extends over 14083 hectares of semi-deciduous forest and very moist forest and includes a barren rocky terrain at altitudes that range from 1950 feet to 5748 feet above the sea level on the Caribbean and Pacific sides of the Guanacaste Volcanic Mountain Range. Fumaroles, hot mud pools and the eerie steam holes of Las Pailas create an amazing landscape.
The hiking tour takes about two hours. During this hiking you will get to see the secondary Waterfall, which is about 195 feet high and is located on a rocky terrain devastated by the volcanic eruptions.
The tour not only provides the opportunity to appreciate Rincon de la Vieja geothermal wonders, it also allows a close view of an ancient forest hundreds of years old. Huge trees protect spider monkeys, leaf-cutter ants, toucans and all kind of great and small creatures.

Santa Rosa is a combination of extensive dry forest, fauna and history. A cattle hacienda in the last century was the scene of one of the most important battles in Costa Rica´s history. This old house called La Casona is now a museum that conserves historic objects, as old furniture, pictures of former presidents of Costa Rica and of old Guanacaste. 6- COROBICI RIVER FLOATING TOUR
Corobici River is perfect if you have been dreaming about the joys of white water rafting. The waters are not rough, but you have to work out to manage them. (The river is class I – II).

8- GUAITIL POTTERY and SHOPPING SANTA CRUZ TOUR
Guaitil is a small village located just outside Santa Cruz, the primary center of Costa Rican folklore. In this town, people make clay pots by hand, decorate them with the earth’s natural colors and fire them in giant wood-burning ovens, just as their ancestors, the Chorotega Indians, did. The Chorotegas, is a group of Indians who ruled the land between Lake Nicaragua and the Nicoya Peninsula.

10- THE CONGO TRAIL CANOPY TOUR ( Canopy Artola)
This canopy is located in a little town named Artola very close to the beaches of Ocotal – El Coco – Hermosa – Conchal – Tamarindo and Flamingo.
After one hour driving approximately, we arrive at the site, where a tropical – dry forest and its high trees are surrounded the area. Once we get there the tour guides will get you ready for the ride of your life. After a short hike we will come to the first platform, ready for instructions to start flying down the suspended cables.

11- TAMARINDO MANGROVE AND ESTUARY BOAT TOUR

Four Seasons Papagayo, first phase is sold out with lots in phase II now for sale. The 3/3 villas with plunge pool, lock-out units were priced between $1.8 to $2.8 and took only 8 months to sell. The 4 private homes were offered for sale with 3 selling to Steve Case’s Exclusive Resorts residential club for $12 million. The last private home remains for sale at $12 million. Lots range from $750,000 to $6 million. Two more golf courses will be part of this 7 hotel development called Peninsula Papagayo. This 28 year plan will develop 2000 acres of concession land known as the Papagayo Concession which has two 49 year concessions in place that run back to back. Exclusive Resorts “Poro Poro” is a Members Only enclave of 20 ocean view villas just east of the entrance to the 4 Season’s.
The Ellerstina Polo & Equestrian Center is located to the north of the Four Seasons, with 2965 acres phase 1 has 2 polo fields and an equestrian center. Lot sales started in 2006.

On Punta Ballena a 50 acre bluff located between Playa Panama and Hermosa will be the 5 star hotel complex. Designed by Ronald Zurcher, The Regent Resort at La Punta Papagayo will be a 120 luxury room hotel and spa. The restaurant will be designed and operated by Michael Mina of Aqua fame. There will be 20+ estate lots and 80+ private villas available for purchase. Reservations are being taken on the lots priced $1.5 million to $2.5 million. Construction is under way.
Cacique Del Mar sold June 2005 to Steve Case. This 650 acre property will have 270 guest rooms and 300 private homes. This will be a residential community with a golf course and hotel sites. Miraval Life in Balance will be the first hotel & spa to break ground with 120 rooms and 60 villas, sometime between April and June 2008. The One & Only Resorts, a 5 star hotel will be located on one of the 2 beaches. The plans also call for a marina for 75 boats as will as a tennis center designed by Andre Agassi and Steffi Graf and an 18 hole golf course by Tom Doak. The budget for this project is $800 million. Exclusive Resorts will build 30 of the resorts homes.
Playa del Oro property with 669 acres has 71 acres of maritime occupation rights (which allows for the development of a regulatory plan and the right to apply for the concession rights to the 1.2 miles of coastline). Was sold (September 2006) to a Las Vegas Investment group who plan a residential community and boutique hotel.
Playa Matapalo finca was purchased (October 2006) by the RUI Spanish group that will build three hotels with a total of 2000 rooms in an all-inclusive resort. There is 600 meters of concession beach-frontage. The entire property is over 850 acres.
Finca Guacamaya purchased in 2005 by Union Box Co out of Baltimore, Md. will be the site of one beach front hotel, one 5 star 200 room hotel, single family home sites, beach homes, town homes as well as a commercial center in an eco-friendly low density design.
Finca Zapatol was also just purchased in 2007 by Union Box. The two properties are adjacent to each other and total over 2500 acres. This 1000 acre property has a large valley and plans for a golf course and residential community are under way. The Ritz Carlton Hotel with 150 rooms is slated to be built starting 2008.
Playa Playitas with 50 acres was sold to a California group. This is a spectacular white sand beach which is a very popular destination for local snorkel tours. The plans call for a private enclave of luxury high end homes for owners and their friends.
Rosewood is starting their hotel in 2008. Phase 1 will be the 80 room hotel and the sale of 5 of the residential lots which will be required to be under construction at the same time the hotel is being constructed. The project is named Costa Carmel and the 120 acre complex will have in total 20 estate lots, 20 Four bedroom villas, 20 Three bedroom casitas and 20 Two bedroom bungalows for purchase. Prices start at over $800,000 for the suites.
The Catalinas is a 1000 ac property with 2 beaches, Danta and Dantaita. This property was purchased by Charlie Brewer (Mindspring) and investors in August 2006. This will be a low density residential development. Land is being cleared and 2009 will see the project break ground.
A 3.4 Ha beach front parcel to the north of Hotel Sugar Beach is listed for $7 million.
Hotel Sugar Beach occupies a 21 acre site on Playa Pan de Sugar. This small beach front hotel has 32 rooms and a restaurant.
The Ocean Club is a 10 acre oceanfront property situated on the north end of Brasilito beach. This one of a kind residential resort will have a complete concierge staff to cater to the owners of this 123 residential property development. The 1, 2 & 3 bedroom Mediterranean style villas will all have ocean views along with their own fitness center, spa facilities in residence, ocean front restaurant and underground parking and storage facilities. The entire property will be walled and guard gated for privacy. Charter Member prices start at $574,000. Expected to break ground in 2008.
The Hyatt Regency Azulera Resort & Spa is slated to start construction in on its 557 acre $300 million project located at the northern end of Brasilito. Phase I will be 320 hotel rooms and an 18 hole Greg Norman designed golf course. This entire project will take between 5 to 7 years to complete. The master plan calls for 100 condominiums, 240 golf course villas, another unspecified # of single family homes, a spa, a gym, 6 restaurants 350 seat banquet room salt and fresh water pools and commercial center. This project had some setbacks but seems to be back on track with groundbreaking at the end of 2008.
Reserva Conchal is 2500 acres with the 5 star resort, Paradisus Playa Conchal and an 18 hole golf course designed by Robert Trent Jones Jr., Garra de Leon. The master plan has 3 different communities within the property. La Bahia’s first phase was the Bougainvillea Condominiums with multi levels in 2 large buildings now in re-sales between 30% to 45% over the initial sales. Phase II is a 3rd condo building and 6 villas. There are 62 condos in total. Prices for the 1, 3 & 4 bedroom condos started in the $500,000’s and now are from $645,000 to $975,000. The 6 villas that accompany phase II were price from $1,320,000 to $1,550,000, only two remain. La Bahia is also the site of the current hotel, golf course, golf course lots and a beach club which is currently under construction. Phase III to La Bahia will be a 2nd 5 star hotel, to be announced within 8 months and the Malinche condos, 25 condos in total, have been completed and only 2 remain unsold. The next condo project, Carao, runs along the fairway of the 10th hole. There are a total of 5 buildings and 12 villas. The condos start in the mid $700k range and the villas are $762,000 for the small floor plan and the larger floor plan is $862,000. The second hotel to be built will be a Fairmount. Over time another 500 to 700 units will be released containing condos, duplexes, homes, villas and some lots. Los Ranchos is the second development with 72 larger lots up to 6 Ha. Positioned around an equestrian center. This will be the site of another 18 hole golf course. Los Altos is the 3rd development, which is a small outcropping of land overlooking Playa Conchal below Ria Lora. This will be the site of a 70 room six star boutique hotel, high priced condos, duplexes and villas all overlooking an isolated beach accessed only by boat. The Paradisus Resort was recently purchased by Caribbean Properties Group and will decide in four years whether to renew or find a new group to manage the hotel. 85% of Reserva Conchal was recently acquired by the Cerveceria Costa Rica when the Cerveceria purchased the Columbian Cerveceria, who previously owned the shares of Reserva Conchal.
Ria Lora, a 108 acre property that commands a prominent spot overlooking and adjacent to both Playa Conchal and Playa Minas. This was just purchased November 2006 and will be an exclusive luxury residential community. The beach front parcel on Playa Conchal was just purchased will be the site of the Beach Club and 45 condominiums of Ria Lora.
Las Minas is a 720 acre finca with 2 private white sand beaches which does have all concessions in place with a master plan. This is under contract by CMD International. The 2 beaches will have one brand with 2 separate hotels, a golf course, community center, condos, duplexes and lots. The Canyon Ranch and Spa has signed a contract to build the hotels and there will be a Gary Player designed golf course.
Puerto Pedregosa is a 407 acre ocean front property with a master plan in place. This property is under contract.
Hacienda Pinilla is a 4500 acre property just to the north of Playa Langosta and Tamarindo, owned by Pat Patillo out of Atlanta. He is developing this with several hotels, lots, condos, townhomes, a golf course and riding center. The pricing for product starts at $293,000 for golf course lots. JW Marriott has just secured the ocean front hotel site and is under construction and expected to open in 2009.
